What leasing options are available?

We offer flexible lease terms to meet your needs. 

Do I need a lease guarantor?

​We allow a guarantor for income purposes only.

Do you offer co-living with individual leases?

​We do not offer individual leases (by-the-bed) with co-living arrangements (individual leases with private rooms and shared commons spaces). We offer a single lease with everyone 18 years and older on the same lease.

What are your application requirements?

We collect a $15 application fee per applicant over the age of 18. We use a third-party verification vendor. There are many factors that contribute to the overall scoring process including credit, criminal, and eviction parameters. 

Can I apply online?

Yes! Please use the Apply tab on the website. 

How much is the security deposit? Is any of it refundable?

​$500. If the application(s) are not approved we cancel the deposit. A 48-hour notice of cancellation from the date of application approval must be given by the applicant or the entire security deposit will be forfeited as liquidated damages Cancellation notice must be in writing. It will be refunded at the end of your lease provided there are no damages. 

Is there an application fee?

We collect a $40 application fee per applicant.

When is rent due and how do I pay? Is there a grace period?

Rent is due on the first of the month and can be paid via our Resident Portal. Residents have until the 14th to pay rent without incurring a late fee. 

What utilities are included in the rent?

​Heat/Hot Water/Sewer/Trash are included. 

Are there other costs not included in the rent?

Residents are responsible for the electricity bill. Spectrum cable is available, and internet of your choosing. Parking is $50 per month. We have one parking spot per apartment

Is renter's insurance required?

​Yes, we require renter's insurance. A minimum of $100,000 in limited liability coverage is required. Proof of policy must be provided to the leasing office prior to move in.

What happens if I need to move out before my lease expires?

We require a 60-day notice and two months liquidated damage equal to rent.

Can I sublet my apartment or list it on Airbnb or VRBO?

We do not allow subletting and apartments cannot be listed on short-term rental platforms such as Airbnb or VRBO. 

What are the occupancy limits for the apartments?

Maximum occupancy is two residents per studio, two residents per one-bedroom, two residents non-familial status per two-bedroom or four residents of familial status per two-bedroom, and three residents of non-familial status per three-bedroom or six residents of familial status per three-bedroom.

Do you accept Section 8?

​If an application is approved, Princeton Properties will accept rental assistance housing vouchers as long as the total amount of the voucher is equal to or greater than the amount of our proposed rent, which includes heat and hot water.

What are hours of the leasing office?

​Leasing office hours are Mon - Fri, 10 AM - 6PM; Sat, 10 AM - 4 PM, and Closed Sunday

What are the hours for the laundry facility?

The laundry facility is open from 8 AM to 8 PM for your convenience. 

Do you offer valet trash service and/or recycling?

We have trash receptacles available for resident use, unfortunately, we do not offer valet trash service or recycling options at this time. 

Who provides cable and internet?

Residents are responsible for their cable and internet service. Spectrum Cable is a local provider. 

How do I get my packages?

Packages can be delivered to your apartment or the leasing office. 

Is there additional storage available?

We do not have additional storage available in this community.

Does this community have a pest control service?

Yes! We have a pest control service come in regularly for preventative maintenance. 

Do you have BBQ grills available?

Grills are not allowed in the community; however, there are lovely parks in the community where grilling is possible. 

Do you have bicycle racks?

Yes, we do have bicycle racks available for residents to use. 

I have a noise complaint. Who do I contact?

Please contact the Leasing Office for assistance in resolving noise complaints. 

What is the smoking policy?

We are pleased to be a smoke-free community - no smoking allowed on the property.

I have a maintenance/emergency maintenance issue; who do I contact?

For non-emergency maintenance issues, contact the leasing office. For emergency issues call the leasing office - after-hours calls may be transferred to our off-site leasing office. 

Do you allow pets? What is the pet policy?

​Yes! We are a pet-friendly community. Indoor cats are permitted. Max of 2 pets per apt - 2 cats or 1 dog and 1 cat. $75.00 per month for a dog and $25 per month for a cat. Additional restrictions apply and will be explained during the leasing process. Dogs of non-aggressive breeds are permitted in certain apartment homes. There is a maximum of one dog per apartment home. Additional restrictions apply and will be explained during the leasing process. This policy is subject to change without notice.

What is the parking situation?

​Every apartment home is offered the opportunity to take advantage of only 1 designated, outdoor parking space for an additional $50 per month. This policy is subject to change without notice.

What do I do if someone parks in my parking spot? What is the policy for guest parking?

​Call the leasing office and request the car be towed. Guest parking is on the street.

What is the policy for snow removal?

Contractors snow plow and shovel the whole community. 

Are there building quiet hours?

Quiet hours begin at 9 PM. Please be a considerate neighbor. 

What decorations or changes to the apartment are prohibited?

​We ask that you are not drilling holes in the ceiling or floors. The apartment will need to be returned to its original state at move out. 

Are there restrictions for what can be put on balconies and patios?

Flowers are allowed on balconies and patios.

Are washers and dryers available? Are they in the apartment?

We provide laundry facilities in multiple locations throughout the community. Apartments do not have individual washers/dryers. 

What appliances are in the kitchen?

Apartments are equipped with a refrigerator and electric stove; sinks have garbage disposals. They do not have dishwashers or built-in microwaves. 

Are there showers or bathtubs, or both?

Bathrooms have bathtubs. 

Do apartments have air conditioning?

These apartments do not have air conditioning.

When were these apartments built? Have there been any renovations?

These apartments were built in 1944.

Is there public transportation nearby? What stop is closest?

Bus service for the Greater Portland Metro area is available. 

Are you near any transportation routes? Which ones?

Yes, we are near Route 2. 

How much traffic is there in the area? Are there any times during day/night that it is heavy?

Our location experiences light traffic - making it relatively quiet and peaceful.
