What leasing options are available?
We offer flexible lease terms to meet your needs.
Do I need a lease guarantor?
We allow a guarantor for income purposes only.
Do you offer co-living with individual leases?
We do not offer individual leases (by-the-bed) with co-living arrangements (individual leases with private rooms and shared commons spaces). We offer a single lease with everyone 18 years and older on the same lease.
When is rent due and how do I pay? Is there a grace period?
Rent is due on the first of the month and can be paid via our Resident Portal. Residents have until the 14th to pay rent without incurring a late fee.
What utilities are included in the rent?
Heat/Hot Water/Sewer/Trash are included.
Are there other costs not included in the rent?
Residents are responsible for the electricity bill. Spectrum cable is available, and internet of your choosing. Parking is $50 per month. We have one parking spot per apartment
Can I sublet my apartment or list it on Airbnb or VRBO?
We do not allow subletting and apartments cannot be listed on short-term rental platforms such as Airbnb or VRBO.
What are the occupancy limits for the apartments?
Maximum occupancy is two residents per studio, two residents per one-bedroom, two residents non-familial status per two-bedroom or four residents of familial status per two-bedroom, and three residents of non-familial status per three-bedroom or six residents of familial status per three-bedroom.
Do you accept Section 8?
If an application is approved, Princeton Properties will accept rental assistance housing vouchers as long as the total amount of the voucher is equal to or greater than the amount of our proposed rent, which includes heat and hot water.
What are your application requirements?
Household income must be at least 3x the monthly rent, credit check, and criminal background check.
Is there an application fee?
No
Do you offer individual leases?
We do not. All residents over the age of 18 listed on the application will be responsible for the lease.
Can I apply online?
Yes! All applications for our market rate program are done online. Visit rentinportlandme.com
How much is the security deposit? Is any of it refundable?
There is a $500 deposit at the time of application. Once the application has been approved, this $500 will go towards your security deposit. Should the application be declined, this money will be refunded to you. If the application is approved with conditions pending income and credit, the deposit is equal to 1 months rent.
Are there Qualifications - income, credit history checks, criminal history, rental history, etc.?
We use a third party verification that reviews household income, criminal background and credit check along with rental history.
Do I have to pay first & last month's rent?
We don't require last months rent
When is rent due and how can I pay my rent? What forms of payment are acceptable?
Rent is due on the first of each month. Online payments are preferred but we will accept checks and/or money orders.
Is there a late fee for overdue payments? Is there a grace period?
Residents have until the 14th of the month to pay rent, on the 15th a late fee is assessed.

What happens if I need to move out before my lease expires?
Residents are responsible until the end of their lease or re-rent, which ever should come first.
Do you have items I can rent?
No
Is renter's insurance required?
Yes, we require renters insurance with a minimum of $100,000 in limited liability coverage.
What are the hours for the laundry facility?
7:00AM-9:00PM, preferred
What are hours of the leasing office?
Mon-Fri 9:00AM-5:00PM, Saturday 10:00AM-4:00PM
Do you offer valet trash service and/or recycling?
Dumpsters and recycling are offered on the property
Who provides cable and internet?
Residents are responsible for their cable and internet service. Spectrum Cable is a local provider.
How do I get my packages?
Packages can be delivered to your apartment or the leasing office.
Is there additional storage available?
We do not have additional storage available in this community.
Does this community have a pest control service?
Yes! We have a pest control service come in regularly for preventative maintenance.
Do you have BBQ grills available?
Grills are not allowed in the community; however, there are lovely parks in the community where grilling is possible.
Do you have bicycle racks?
Yes, we do have bicycle racks available for residents to use.
Do you have free internet/WiFi and cable? (Where is it available? Who is the provider?
Residents pay for internet/WiFi/Cable, Spectrum is the provider

Do you have package lockers/how do I get my packages?

Yes. There are multiple bike racks located throughout the property.
What is the procedure for moving in/out?
Move In/Move Out procedures are scheduled with the Leasing Team.
I have a noise complaint. Who do I contact?
Please contact the Leasing Office for assistance in resolving noise complaints.
I have a maintenance/emergency maintenance issue; who do I contact?
For non-emergency maintenance issues, contact the leasing office. For emergency issues call the leasing office - after-hours calls may be transferred to our off-site leasing office.
What is the parking situation?
Every apartment home is offered the opportunity to take advantage of only 1 designated, outdoor parking space for an additional $50 per month. This policy is subject to change without notice.
What do I do if someone parks in my parking spot? What is the policy for guest parking?
Call the leasing office and request the car be towed. Guest parking is on the street.
What is the policy for snow removal?
Snow removal begins the morning after the storm. Cars must be cleared and moved to a cleared spot until removal is complete.
Are there building quiet hours?
Quiet hours begin at 9 PM. Please be a considerate neighbor.
Are there restrictions for what can be put on balconies and patios?
Flowers are allowed on balconies and patios.

Do you allow pets? What is the pet policy?
We are a pet friendly community. Select buildings are dog friendly. Apartment homes that have pets will be required to give a full security deposit. We permit up to two pets, with one dog maximum (ie. two indoor cats, or one dog* and one cat). Max weight limit is 80lbs. Monthly pet rent will apply. *Restrictions apply.
What decorations or changes to the apartment are prohibited?
Nothing can be hung from the ceilings, if residents chose to paint they need to paint the apartment back to the original color.
I need maintenance/emergency maintenance; who do I call?
For non emergency maintenance issues, contact our Leasing Office during business hours or you can submit an online maintenance request. For emergency maintenance, please call 207-773-4739
What is the parking situation? What about guest parking?
Parking is all assigned, we can offer 1 parking spot per apartment for an additional $50/month. Open and free street parking is available.

These apartments do not have air conditioning.

These apartments were built in 1944.

We provide laundry facilities in multiple locations throughout the community. Apartments do not have individual washers/dryers.
Do the apartments have air conditioning?
No, residents are welcome to purchase a window unit that maintenance will install and remove for $25.00

How do I put in a maintenance request? How long does it take for maintenance to respond to a request?
You can place a maintenance request right from your residence portal. Maintenance requests will typically have a 24-48 hour turn around.

What constitutes an emergency maintenance request?
An emergency maintenance request is anything that requires immediate attention. Examples for emergencies would be water or gas leaks, fire, heat outages in the winter or building structural issues. For any questions regarding maintenance emergencies please contact the leasing office for clarification.
How do I enter a maintenance request online?
On the resident portal, click "My Apartment" then maintenance. You will then click request maintenance and describe the issue you are experiencing.

What are snow removal protocols?
Property services will be clearing the roadway and open spaces during the storm, parking lots cleared the day after the storm. Lots 1,2, 7 plowed 8:30-10am, 3,4,5,6 10am-12pm.

What can and cannot go down the garbage disposal?
Small food scraps, soft non fibrous foods, ice cubes and (rinds in moderation) CAN go down the disposal. Please refrain from putting hard items, fibrous and/or starchy foods, non-food items along with grease, oil or fats as these can clog the pipes. Please feel free to call our Leasing Office should you have any questions.
